A mall escalator in Dubai was serviced every month for six years without a single missed visit. It then dropped a step-chain link on a Friday afternoon and stopped with a jolt hard enough to put two people on the floor. The service sheets were all present. None of them recorded a chain elongation measurement, because the contract never asked for one.
Monthly attendance. No measurement.
An escalator does not fail the way a lift fails. A lift usually stops and traps somebody, which is unpleasant but contained. An escalator carrying people at speed fails into a moving crowd, which is why the maintenance that matters is measurement rather than presence.

What actually wears on an escalator
The parts that end escalator service life are mostly the ones nobody sees from the comb plate.
- Step chain. Elongates with use. Past a manufacturer's limit it rides badly on the sprockets and can eventually part. This is a measured dimension, not a visual judgement.
- Steps and step rollers. Rollers flat-spot and seize; step treads distort. A worn roller shows first as noise and vibration, well before anything visible.
- Handrail and its drive. Handrail speed should track step speed. Drift between them is both a trip hazard and a symptom.
- Comb plates and comb segments. Broken teeth are the classic entrapment risk at the landing, especially for footwear and small fingers.
- Skirt panel clearance and deflectors. The gap between step and skirting is a safety dimension, not a fit tolerance.
- Brake. Both the operational brake and, where fitted, the auxiliary brake. Stopping distance is a measurable figure.
- Safety switches. Comb-plate impact, handrail entry, step sag, skirt obstruction, drive-chain break. Each is a device that must be proved to actually stop the machine.

The difference between a visit and a measurement
Here is the stance, from the service records we review at takeover. An escalator maintenance service that records no numbers is not maintenance, it is presence. The distinction shows up in exactly one place: whether last year's sheets let you plot a trend.

Stopping it safely is part of the service
An escalator that needs to be stopped is a small crowd-management problem, and how the building handles it affects both safety and how long the unit stays out.
Three things worth agreeing before they are needed:
- Who is authorised to stop it, and from where. Emergency stop locations should be known to floor staff rather than only to engineers, and the decision to stop should not require finding a manager.
- How the unit gets isolated once stopped. Barriers at both landings, not just the one where somebody noticed the problem. A stationary escalator invites people to walk it, which is exactly what a damaged step band should not carry.
- What gets recorded. The reason for stopping, the time, and what was observed. That record is what tells the engineer whether they are attending a fault or a precaution, and it becomes part of the machine's history.
There is also a judgement worth stating plainly: a unit making an unfamiliar noise should be stopped and inspected rather than run until the engineer's next scheduled visit. Escalator failures are progressive, and the noise is usually the last free warning before the failure stops being cheap.
Building staff are rarely told they have the authority to make that call. Telling them is free, and it is the difference between a planned overnight repair and an incident during trading.
Retail duty changes the maths
An escalator in a Dubai mall does not experience the same year as one in an office lobby, and pricing them the same is how contracts end up mismatched to the machine.
Duty is driven by running hours, passenger volume, and what people carry. Retail brings trolleys, suitcases, prams and grit off the street. Grit is the quiet one: it works into the step band and the comb line and accelerates wear on parts that are expensive to replace and awkward to access.
Mall units also cannot be taken out of service during trading, which pushes real work into overnight windows. That is a genuine cost, and a contract that does not mention out-of-hours access has not priced the work it will actually have to do.
What drives the price
- Number of units, rise and step width. A long rise and a wide step band is more machine.
- Duty and running hours. Continuous retail running against intermittent office use.
- Age and parts availability. Obsolete units carry lead-time risk that has to sit somewhere.
- Whether wear parts are included. Step rollers, chains, comb segments and handrails are consumables on a busy unit. Ask which are inside the fee.
- Access windows. Overnight and out-of-hours working is a staffing cost.
- Callout cover. Attendance targets during trading hours, and who makes the decision to stop a unit.
The honest trade-off: a measurement-based contract with wear parts included costs more per year, and on a lightly used office escalator you may pay for trending that never changes a decision. That is a fair objection. On a mall unit running fourteen hours a day through grit and trolley wheels, the same trending is what tells you a chain is approaching its limit while replacement is still a planned overnight job rather than an incident with people on the steps.
