Fire Door Certification & Installation in Dubai

Yes, QSERV certifies existing fire doors. We inspect every fire door in the building against NFPA 80 and the UAE Fire and Life Safety Code: label or certificate, rating against the fire strategy, frame, hinges, closer, latch, seals, glazing and gaps. Doors that pass are logged in a door register and covered by a QSERV inspection certificate for your Civil Defence file. That certificate confirms condition against the door's listing; it does not create a new rating. Doors that fail get a repair, or a new certified doorset installed by our team.

We certify the fire doors you already have

A fire door that left the factory with a 60-minute label can lose that performance in a year. Closers get disconnected, seals get painted over, a contractor drills through the leaf for an access reader. Certifying an existing door means proving it still matches the assembly it was tested as. QSERV walks every floor, checks each door against its label and the fire strategy, and tells you plainly which doors pass, which need a repair and which have to go.

  • Door-by-door survey of stairs, corridors, risers, plant rooms and apartment entrances.
  • Label or certificate checked, and matched to the rating the opening needs.
  • Every door gets a reference, location, rating, photo and pass/fail result.
  • Doors that pass are covered by a QSERV inspection certificate.
  • Results go into a door register you can hand to Civil Defence or an auditor.

What we check

The NFPA 80 checklist, applied to every door

NFPA 80 calls for fire door assemblies to be inspected and tested at least once a year, and it lists what the inspector must look at. We follow that list on every door, not a sample. Gaps are measured, not guessed: on a steel doorset the head and jamb gap should sit around 3 mm, and NFPA 80 generally caps the gap under a swinging door at 19 mm, though the listing or smoke-control rules may demand less.

  • Label present and legible; no open holes, breaks or modifications outside the door's listing.
  • Frame, hinges and threshold secure, aligned and complete.
  • Self-closer closes and latches the door from fully open.
  • Gaps at head, jambs, meeting edges and bottom measured against the limits.
  • Intumescent and smoke seals intact, not painted over or missing.
  • Glazing and vision panel beads undamaged and of the tested type.
  • No wedges, hooks or hold-opens other than approved alarm-linked releases.

Repair first

Fixing failed doors before replacing them

Most failures we find are cheap to fix. A closer that needs adjusting, a missing seal, a loose hinge screw, a latch that does not engage. We repair these with parts that match the tested configuration, then re-inspect the door so it can join the certificate. Where the leaf is badly damaged, the rating cannot be established, or someone has cut in a panel the listing does not allow, the honest answer is a new doorset.

  • Closer adjustment or replacement, latch and strike repair.
  • Intumescent and smoke seal replacement in the correct profile.
  • Hinge, screw and frame fixing repairs.
  • Removal of wedges and unauthorised hold-open devices.
  • Missing labels traced, or field labelling arranged through an approved body.
  • Each repaired door is re-inspected before it is certified.

New installation

New certified fire doorsets, supplied and installed

For new builds, fit-outs and doors that failed inspection, QSERV supplies and installs complete fire doorsets in steel or timber, single or double leaf, rated 30, 60, 90 or 120 minutes as the fire strategy requires. The doorset is fitted exactly as tested: frame, hinges, closer, seals, glazing and ironmongery from the certified set. You get the product certificates, the installation record and an entry in the door register at handover.

  • FD30, FD60, FD90 and FD120 doorsets in steel or timber.
  • Stair, corridor, riser, plant room, kitchen and apartment entrance doors.
  • Panic and push bars, vision panels and access control from the tested set.
  • Products with Civil Defence product approval for the project.
  • Installed to the manufacturer's tested configuration, then inspected.
  • Certificates, installation record and door register at handover.

Frequently asked questions

Answers, Before You Ask

Answers for Dubai building owners, facility managers, owners associations and fit-out contractors dealing with fire doors at renewal, audit or handover.

01 Can you certify existing fire doors in Dubai?

Yes. QSERV inspects each existing fire door against its label, the fire strategy and the NFPA 80 checklist. Doors that pass, or pass after repair, are recorded in a door register and covered by a QSERV inspection certificate for your Civil Defence and audit files.

02 Does certifying an existing door change its fire rating?

No. The rating comes from the manufacturer's fire test and certification. Our certificate confirms the installed door still matches that certified assembly and is in working condition. It cannot raise a door's rating or create one that was never there.

03 What if the fire door label is missing or painted over?

We first trace the door through the manufacturer or handover records. After repairs, we arrange any required field labelling by an approved certification body or authority review. Where the rating cannot be established and accepted, we recommend a certified replacement.

04 How often should fire doors be inspected?

NFPA 80 requires fire door assemblies to be inspected and tested at least once a year. Busy doors in stairs and corridors often need attention between inspections, so many buildings add quarterly checks to their fire AMC.

05 What are the most common fire door failures?

Closers that no longer close and latch the door, missing or painted intumescent seals, gaps wider than the limit, doors wedged open, and holes cut for locks, readers or cables. Most of these are repairable.

06 Do you install new fire doors?

Yes. QSERV supplies and installs complete certified fire doorsets in steel or timber, rated 30, 60, 90 or 120 minutes, for stairs, corridors, risers, plant rooms and apartment entrances. Each door is fitted to the tested configuration and inspected at handover.

07 Can I fit a new fire door leaf into my old frame?

Usually not. The rating belongs to the whole doorset tested together, so a new leaf in an untested frame may not carry the rating. We check whether the frame is part of a certified set before recommending a leaf-only swap.

08 Can a vision panel or access control be added to an existing fire door?

Only where the door's listing or an approved evaluation permits that glazing or hardware, fitted to the manufacturer's instructions. Unapproved cutouts for panels, locks or readers can invalidate the rating.

09 Will a fire door survey disrupt my building?

Very little. We inspect door by door while the building stays open, and most repairs are done on the same visit. Doors needing replacement are scheduled so each opening is out of use for as short a time as possible.

10 Can fire door inspection be part of my fire AMC?

Yes. QSERV can add the annual fire door inspection and repairs to your fire systems AMC, so the door register is updated with the rest of your Civil Defence maintenance records.
