- An AC AMC is bought on visit count and delivered on scope; if the contract does not name a task, it is not in the price.
- ANSI/ASHRAE/ACCA Standard 180 is the reference for inspection and maintenance of commercial HVAC systems, and a real scope maps to it rather than to a monthly rhythm.
- Condenser coil cleaning is the task that decides whether the unit holds setpoint in August; filters get changed, coils get skipped.
- Check which consumables sit inside the fee: filters, refrigerant, belts and contactors are where a cheap contract recovers its margin.
- Price is driven by unit count and type, site access, response commitments and whether reactive attendance is bundled or chargeable.
A retail unit off Sheikh Zayed Road ran its air conditioning flat out through August and never got below 28 degrees by mid-afternoon. The tenant had an AMC. The contractor had attended four times that year, every visit signed off, every report filed. Nobody had cleaned the condenser coils on the roof in three years, because the contract said filter cleaning and said nothing about coils.
Four attended visits, and the unit still could not hold setpoint.
That gap between visit count and actual scope is what most AC AMC Dubai buyers get wrong. Attendance is not the product. The named tasks are the product, and if the contract does not name a task, you are not buying it.
What an AC AMC actually covers
An annual maintenance contract for air conditioning is planned preventive maintenance on the equipment that wears: split units, ducted splits, package units, cassettes and the fan coil units feeding them. The industry reference for this work is ANSI/ASHRAE/ACCA Standard 180, Standard Practice for Inspection and Maintenance of Commercial Building HVAC Systems. It sets minimum inspection and maintenance requirements so a system keeps delivering the thermal comfort, energy efficiency and indoor air quality it was designed for. It carries no legal force in Dubai, and it is written for commercial buildings rather than villas, but it remains the benchmark a serious commercial scope is written against.
A real scope names these:
- Air filters, with a stated action. Most pleated filters are disposable and should be replaced; some metal-mesh and washable types are designed to be cleaned and refitted. The contract should say which type is installed, what happens to it, and at what interval or pressure drop.
- Condenser coil cleaning. Usually the line item with the largest energy consequence. More on this below.
- Evaporator coil cleaning, listed separately, because it is separate access and separate labour. This is the one most often quietly absent.
- Condensate drain pan and line. In Dubai humidity these load quickly. Where a unit has no float switch or secondary drain, a blocked line reaches the ceiling before anything alerts you.
- Refrigerant pressures, superheat and subcooling, recorded together with ambient and indoor conditions at the time of reading, so the numbers can actually be compared between visits.
- Electricals. Contactor pitting, capacitor values, terminal torque, current draw against nameplate.
- Airflow and temperature differential across the coil, written down as a figure you can track.
If the quotation says "AC servicing" and stops, there is no scope in it. There is a visit schedule.

Why the coils are the whole argument
Three findings, and they are worth knowing precisely rather than roughly.
The US Department of Energy attributes up to a 30% increase in compressor energy consumption to a dirty condenser coil. Read that as compressor energy under contaminated conditions, not a flat 30% on your whole electricity bill, and treat it as an upper bound rather than a typical case.
On the indoor side, work published in the International Journal of Refrigeration on evaporator fouling in packaged air conditioners found roughly a 12% reduction in both cooling capacity and COP for a 25% loss of evaporator airflow caused by fouling. The mechanism matters: fouling does comparatively little to the heat transfer coefficient, and a great deal to pressure drop across the coil. You lose airflow first, and capacity follows.
Third, from Siegel and Nazaroff's coil fouling work for Lawrence Berkeley National Laboratory, residential evaporator coils foul enough to double the pressure drop across the coil within seven to eleven years if nobody cleans them.
Now apply the local conditions. Summer ambient in Dubai runs well above 40 degrees through July and August, and a condenser rejecting heat into air that hot has very little margin left. Add construction dust and, near the coast, salt. Fouling rates vary enormously site to site, so nobody can give you a single number for how fast your coils dirty. What is reliable is the direction: they foul, the penalty compounds, and it compounds hardest in the months you can least afford lost capacity.
> Filters protect the coil. Cleaning the filter is not the same job as cleaning the coil, and one does not buy you the other.
Visit frequency: the question people ask instead of the right one
Most enquiries open with how many visits. Two? Four? Six?
Frequency alone settles very little. What matters is which tasks land on which visit, and whether the interval is then adjusted against what the engineer actually measures — filter pressure drop, coil condition, airflow, temperature differential.
Treat the table below as a starting point for the contract, not a specification. Runtime, filter grade, occupancy, local dust and salt, and the manufacturer's own requirements all move it.

One scheduling point does hold generally: inspect the condenser before the peak season, so that any cleaning happens ahead of the load rather than during it. That is a timing preference, not a rule. A coil found dirty in August gets cleaned in August.
What drives the price
A firm AC AMC price needs a site survey. A contractor can reasonably give you a provisional range over the phone, but the number that goes in the contract should follow a count. The variables:
- Equipment count and tonnage. Twelve split units is a different job from three package units of the same total capacity.
- Access. Rooftop condensers with no permanent walkway cost more to service on every visit, for the life of the contract.
- What is included versus chargeable. Gas top-up, capacitors, contactors, fan motors, compressors. Ask which sit inside the fee and which arrive as an invoice.
- Response time. A four-hour SLA is a different commitment from next working day, and it belongs in the contract rather than in a conversation.
- Out-of-hours cover. Retail and F&B usually need work outside trading hours. That is a real cost and it should be visible on the quotation.
- Single site or portfolio. Multi-site changes the mobilisation maths in your favour.
The exclusion that catches people
Here is the stance, and it is ours from the contracts we take over rather than a market statistic. The failure we meet most often is not poor workmanship on site. It is a scope written to be cheap to deliver: filters in, coils out, gas chargeable, response time unstated.
It survives procurement because it compares well on price against a contract that actually includes the work. Then it fails in July.
The honest trade-off is this. A fully scoped AC AMC costs more per year than a visit-count contract, and in a mild year, on lightly loaded equipment, you may genuinely not feel the difference. What the extra buys is the coil work that keeps compressor energy off its upper bound, an airflow figure trended rather than guessed at, and a much lower chance of an August failure in a trading space. None of that is guaranteed, and any contractor promising you a specific saving before surveying your plant is selling you a number they cannot support.
Judge it over the length of the contract and the life of the equipment rather than against a single year's invoice.
